Business and Industrial development projects include redeveloping large and medium size industrial sites and green field development.

Legacy Pacific Industrial Park, Chilliwack, BC
Starting with a shut down Pillsbury food processing plant in 1996, the project’s initial phases included massive renovation and general redevelopment of the closed factory, warehouse, freezer, office, and storage buildings totaling over 160,000 sq.ft. Additional buildings totaling over 350,000 sq.ft. were constructed.  In addition, property buyers built a flour mill complex and a feed mill on lands developed as part of the industrial park.

The original 3 titles were subdivided into 12 titles and 5 additional titles were acquired and developed to varying degrees.  Adjoining lands were incrementally removed from the ALR and developed with industrial buildings.

Chilliwack Central Industrial Park, Chilliwack. BC
Purchased a soya milk processing plant from YHS Beverages and redeveloped it into a multi-user building.  Leased for warehouse space to Nestle and others, and now the major tenant e-Cycle processes electronics waste under contract for the provincial government.

Gibson Road Property Repositioning, Rosedale, BC
Purchased a shut down spindle factory from receivership and re-positioned it, attracting Taplow Feeds who bought the property through a lease purchase.

Progress Way Industrial Park, Chilliwack, BC
Acquired shut down wood chip facility in foreclosure. Added 5 agricultural properties and two residences (8 titles total) to create a 75+ acre industrial park with 22 titles so far. Marketing continues, but it has attracted Bio-Fert Industries, Tidy Steel, other businesses and investors. A major oil company is planning a truck and auto fuel stop.

86th Ave Development, Langley, BC
Acquired and started development on this well located pair of properties between 86th Ave and Hwy #1 in Langley.  The property was key to development of many surrounding properties, and this lead to the Ministry of Transportation expropriating the site for part of a new park and ride facility.

Temperature Controlled Building on Vauxhall Place, Richmond, BC
Acquired a food distribution facility from Snowcap with partner Cold Star Freight. Renovated building to add cooler capacity and other improvements and then set up Legacy Cold Logistics Ltd in the building running the warehouse while Cold Star shared space and docks. Sold building to a client we attracted.

Jiffy Lube, Warrensburg, Missouri
Assisted in planning and development of a Jiffy Lube.  Build to suite deal.
